Membership Terms

These Membership Terms are an agreement between Sound Properties Group LLC (“we,” “us”) and you, the person who joins The Rental Institute (the “membership”). The membership is the online community, chat, Dusty's BRRRR course, Office Hours and, on some tiers, the acquisitions software.

By joining, free or paid, you agree to these terms and to the community guidelines, which are part of these terms. You must be 18 or older. ATTORNEY TO CONFIRM

Each tier includes everything listed for it below. We may add to a tier at any time.

If we take something away from a paid tier, we'll tell you first, and it applies from your next renewal. ATTORNEY TO CONFIRM

• Paid tiers are billed in advance, monthly or yearly, by card through our payment processor, Stripe.
• A yearly plan is charged once a year. Not every tier has a yearly option; Fellows is monthly only.
• Your plan renews automatically at the end of each month or year, at the same price, until you cancel. The price, how often it renews and how to cancel are shown next to the pay button, and you tick a box agreeing to them before you pay.
• If we change a price, we'll email you at least [30] days before it applies, and it applies from your next renewal. You can cancel before then. ATTORNEY TO CONFIRM
• If a payment fails, you keep access while the payment is retried. If it still fails, the paid plan ends and you move to Free.
• Switching to a higher tier takes effect straight away, and the difference for the rest of the period is charged or credited pro rata. Switching down to Free works like canceling.
• Prices don't include any sales tax that applies; if it applies, it's added at checkout.

Cancel any time, online, from your account page in the community (Account and billing). No call or email needed.

• Canceling stops the next charge. Nothing more is charged after that.
• You keep everything in your tier until the end of the period you already paid for. Then you move to Free.
• You can change your mind and keep the plan any time before the period ends.

We don't give refunds or credits for part of a month or year, or for time you didn't use, unless the law requires it. ATTORNEY TO CONFIRM

Some states give extra rights for automatic renewals or online sign-ups; where they apply, they win. ATTORNEY TO CONFIRM: state auto-renewal and cooling-off rules

The first 50 paying members are founding members. A founding member keeps the price they first paid, on the same tier and billing period, for as long as their membership stays paid without a break. ATTORNEY TO CONFIRM

• If you cancel and come back later, you join at the price at that time.
• If you switch tier or billing period, the new tier's current price applies.

• Fellows is by application. We review each application and may say no, or put you on a waitlist.
• Seats are limited to 20 members at a time. When it's full, there's a waitlist.
• Being approved holds an offer for a short time; the seat is yours once you pay. The same billing, canceling and refund rules above apply.

The membership is education. Dusty and the team show how they run their own deals. Nothing in the course, the calls, the chat, the feed or the software is legal, tax, lending or financial advice, and no one here is acting as your advisor, broker or agent.

Check anything legal, tax or lending with your own attorney, CPA or lender before you act on it. You make your own decisions, and you are responsible for them.

Results vary. Dusty's deals are his own and not a promise of what you'll earn. This is education, not legal, tax or financial advice.

Any numbers you see, including Dusty's own deals, examples and the Deal Card, are examples. They are not typical, and they are not a promise of your results. Many people who buy education never make money from it. Your results depend on your market, money, effort and many things outside anyone's control.

The community guidelines are part of these terms. If you break them, staff can hide what you posted, mute you in chat, or end your membership. If we end a paid membership because you broke the rules, we don't refund the rest of the period. ATTORNEY TO CONFIRM

Tiers that include the software give you seats in it for your own company. Your use of the software is covered by its own Terms of Service, Privacy Policy and Calling and texting responsibilities acknowledgement, which you accept when you set the software up. If they conflict with these terms about the software, they win.

If you move to a tier without the software, your company in it is paused, not deleted, and switches back on when you're on a tier that includes it again.

• The course, recordings, worksheets and templates are ours. Your membership lets you use them for your own investing while you're a member. You may not copy, share, resell or teach from them.
• What you post stays yours. You let us show it to other members and keep it in the community, including after you leave, unless you delete it. ATTORNEY TO CONFIRM
• We may record Office Hours and other calls and share the recordings with members who have access to them.

• We may update these terms. If a change matters, we'll tell you by email or in the community before it applies. Keeping your membership after that means you accept the change.
• The membership is provided as it is. To the extent the law allows, our total liability to you is limited to what you paid us in the 12 months before the claim. ATTORNEY TO CONFIRM
• These terms are governed by the laws of Florida. Disputes go to the courts in Sarasota County, Florida. ATTORNEY TO CONFIRM
